Yes, our license was granted by the Highland Council in March 2023. Our license number is HI-40071-F. Our license allows us to welcome a maximum of two guests per lodge.

When you Book Direct with us, you can take advantage of exclusive benefits:

  • Our dedicated help and support throughout the whole booking experience.  From your initial enquiry, throughout the booking process and in the run up to your stay, we are here to answer your questions and queries.  You can call or email us and we’ll be happy to help.

 

  • Our exclusive Book Direct flexible payment option whereby you pay a 25% non-refundable deposit on booking and the remaining 75% of the balance is due one month before arrival.

 

  • Our exclusive Book Direct cancellation policies whereby if you need to cancel your trip with us more than 30 days prior to your arrival, your deposit will be retained, but no further charges are due. For cancellations less than 30 days prior to arrival, the full balance will be retained.

 

  • Our exclusive, seasonal special offers.  Not all our offers are available through the online travel agents, some are just for our book direct guests.  When you book direct we will ensure you get the best offer available.

Book direct with us and if after your first nights stay you are not completely satisfied with your lodge and its surroundings then simply let us know. We will refund you in full and we will also help you to find alternative accommodation. That’s our promise to you.

Each lodge provides everything you need whether you’re preparing a light snack or a three-course meal! They benefit from an electric oven, grill, and microwave as well as an under-counter fridge with a small freezer box in the top. All the essentials including a kettle, toaster, crockery, cutlery, pots, pans, and glasses are also provided. You will find washing up liquid, surface spray, cleaning cloths and sponges, a tea towel, and oven gloves provided too.

All bedrooms have wooden bedside tables with bedside lamps, a built-in wardrobe with hangers and shelving area, a mirror, and a hairdryer.

The bright and airy, full-sized, separate bathroom has a modern walk-in shower, sink, and WC.  A starter pack of two toilet rolls is supplied.

Luxury, complimentary toiletries including shampoo, conditioner and body wash from Fort William based, Highland Soap Company are provided.

The lodge has a Smart TV. An iron and ironing board are available upon request.

No. You will find hotel-grade towels in your lodge. We provide one bath sheet and hand towel per person. There is also a bath mat in the shower room and a tea towel in the kitchen.

Whether you are enjoying breakfast, dinner or just a coffee, you can sit out and enjoy the view.

All the lodges have their own private balcony or patio area with outside dining tables so you can enjoy your breakfast with views over the woodland or river. There is also seating overlooking the River Spean for you to use.

We have received a Silver Award from Green Tourism for the beautiful woodland setting our lodges are built in and the natural haven it provides for local wildlife.

Being located in such a beautiful, rural location, we do not have gas on site. This means that the heating in the lodges takes the form of controllable electric heaters in the living room and bedroom, plus a heated towel rail in the bathroom.

The lodges do not have individual washing machines. However, we have a Laundry Room as you enter the site with a washing machine, detergent, and tumble drier for you to use for a small charge. We also have a purpose-built Drying Room with plenty of hanging space for you to dry off coats, over trousers, and boots if you find yourself exploring on a wet day.

You can check in to your lodge from 4pm on your day of arrival. Where possible we ask that you arrive no later than 8pm so we can prevent disturbing other guests and the peacefulness of the site. However, we know that you may have a long journey, so please let us know if you plan to arrive after 8pm. We ask that you please depart by 10am on the morning of your departure.

We operate a contactless check-in and check-out process which we will tell you more about nearer to your arrival date. We are however on-site to help should you need us.

Yes, all the lodges have free WiFi plus we have a strong 4G signal across the site for most networks.

Yes, there is free parking for one vehicle per lodge. There is a designated parking area just a short walk from your front door.

No, all our lodges sleep just two adults. To ensure all our guests have a peaceful stay with us our site is exclusively for adults aged 21 and over.

No, all our lodges can accommodate just two adults. To ensure all our guests have a peaceful and relaxing stay, we are exclusively for adults and have a minimum age policy of 21.

No, unfortunately, we are no longer able to accommodate dogs in any of our lodges for the safety of the wildlife who also enjoy visiting our site.

The lodges are all permanent structures with a concrete base, timber frame, and tiled roofs. There’s nothing temporary here – they are built just like houses!

No, we do not have an electric car charging point on site. Guests are prohibited from charging their electric vehicles from their lodge.

The nearest electric car charging point is 3 miles away in the neighbouring village of Roy Bridge. Fort William also has a number of charging points available.

We recommend that all guests with electric vehicles apply for a ChargePlace Scotland access card to make the charging of your car as straight forward as possible.

Yes, there is a bike storage shed for up to 4 bikes. The shed is left unlocked so please remember to bring your bike lock to secure your bikes inside.

The lodges have an EPC rating of G.

The small Scottish village of Spean Bridge has a population of 500 friendly and welcoming residents. It is nestled among the mountains with wonderful views of Ben Nevis and the Nevis Range. It is often referred to as the crossroads of the Scottish Highlands as there is so much to see and do in all directions. For a small village, Spean Bridge is very well equipped, boasting two cafes, three restaurants, a convenience store with a Post Office inside and the Spean Mill selling souvenirs and clothing.

There are two churches in the village, Kilmonivaig (Church of Scotland) and St Joseph’s (Roman Catholic).

Fort William is 10 miles away and is the nearest town. There you will find most of the main supermarkets, including Morrisons, Aldi, Lidl, and M&S Food. Morrisons has a ‘Click and Collect’ service so you can order your groceries online and then collect them from the store

There is also a range of clothing, outdoor, and souvenir shops in the High Street. You will also find a number of places to eat and drink.

In exceptional circumstances, and at the owner’s discretion, you may be able to move your stay to alternative dates, subject to availability.

We strongly recommend that even when holidaying in your own country you take out holiday insurance. An annual multitrip insuarnce policy for 2 will cost around £100.

Yes, Spean Bridge train station is a 15-minute walk away from Burnbank Lodges. Daily trains run into Fort William for connections to services to Mallaig and to Glasgow for connections to the south. There is a regular daytime bus service between Spean Bridge and Fort William, as well as City Link services from Spean Bridge to Glasgow to the South and Inverness to the North.
