Full Terms and Conditions

The Following Terms and Conditions must be read in conjunction with our Rental Agreement at the bottom of this page. 

Booking and Cancellation Terms 

  • Payment: For bookings made directly with us, a non-refundable 25% deposit will be payable at the point of making the booking. The remaining balance will be due 30 days before the arrival date. 
  • Cancellation: In the event that a stay booked directly with us is cancelled more than 30 days before the arrival date, the deposit will be retained but no further charges are due. If the stay is cancelled less than 30 days prior to the arrival date, 100% of the balance will be due. 
  • The Burnbank Promise: For all stays booked with us directly, we offer The Burnbank Promise. If after the first night’s stay you are not completely satisfied with your lodge and its surroundings, we will refund the Lead Guest in full and also help to find alternative accommodation. 
  • Digital Registration Form: The Lead Guest must complete a digital registration form prior to arrival.
  • Bookings made through a Third Party: Bookings made via third party travel agents do not benefit from the Book Direct policies listed above.
  • Travel Insurance: We strongly recommend the purchase of suitable holiday cancellation insurance.

Burnbank “Rules” 

  • Arrival and departure: Check in on the day of arrival is between 4pm and 8pm. Departure is by 10am. 
  • Quiet Time: To retain the peacefulness of Burnbank Lodges, we operate a quiet time between 9pm and 8am. 
  • Guest Responsibilities: The Lead Guest must ensure their Lodge is locked when they leave, even just to wander in the grounds, so as not to invalidate our insurance policy. 
  • Electric Car Charging: We do not currently have electric car charging facilities on site. Guests are not permitted to charge an electric car from internal sockets of Lodges or other buildings. 
  • Children: We cater exclusively for adults with a minimum age policy of 21 and therefore cannot accommodate children in the lodges. 
  • Pets: Pets cannot be accommodated in any lodges for the safety of the wildlife who also call Burnbank Lodges home.
  • Breakages: To minimise damage and to help us repair or replace the item, please report any breakages or damage as soon as it happens. The Lead Guest is obliged to pay for any loss or damage beyond fair wear and tear. We accept that accidents do sometimes happen and any charge will be at our discretion.
  • Smoking and Candles: Smoking, vaping and candles are not permitted inside the lodge or any other building. Smoking or vaping is permitted within the grounds but please dispose of your cigarettes, vapes or cigars responsibly.
  • Fires: Fires of any sort are not permitted anywhere within the grounds so as to preserve the natural woodland that Burnbank Lodges is built within. 
  • Barbecues: Barbecues are not permitted anywhere on balconies, patios or in the grounds due to fire risk and damage they cause.
  • Electrical Equipment and Fire Safety Equipment: The Lead Guest must inform us if any electrical, or fire safety equipment develop faults during the stay. 
  • Internet: Free WiFi is available in your lodge. Due to the layout and location of the site the signal can be intermittent at times. However, we do have a very good 4G signal for most networks.

Guest Benefits 

  • Guest Loyalty Programme: When booking with us directly, all Guests receive a Guest Loyalty Card on their first visit to Burnbank Lodges. Guests receive one stamp on their Guest Loyalty Card for each night they stay at Burnbank Lodges. Once 14 stamps have been collected the named person on the card is entitled to one free night on their next stay when booked directly with Burnbank Lodges. This free night can be added on to any stay of four nights or more. Free nights cannot be used in conjunction with special offers. The Loyalty Card must be mentioned at the time of booking in order to claim the free night. There is no time limit for collecting or redeeming stamps. 
  • Refer A Friend Loyalty Programme: Guests who recommend Burnbank Lodges to a friend or family member will receive a £50 voucher off their next stay and their friend or family member will receive £50 off their stay too. To qualify, the friend or family member must not have stayed at Burnbank Lodges previously. They must mention the name of the person who recommended Burnbank Lodges at the time of booking. Both the £50 discount and the £50 voucher can only be used on stays of 4 nights or more that are booked directly with Burnbank Lodges and cannot be used in conjunction with any other special offers, Guest Loyalty Programme free nights or discounts.
  • Special Offers: Throughout the year we offer Special Offers. These offers are only valid on new bookings made within the stated time frame of the offer. The offer cannot be used in conjunction with any other special offer or Guest Loyalty Programme.
  • Gift Vouchers: Burnbank Lodges Gift vouchers can be used as part, or full payment for a stay at Burnbank Lodges and can only be redeemed once. The voucher is valid for 12 months from the date of purchase. The vouchers cannot be used in conjunction with any other special offers or Guest Loyalty Programme free night offers. Gift vouchers have a monetary value of £0.001

Accessibility

General 

  • In the event that any individual term or clause stated in these Terms and Conditions of Let is not permissible by law, the remainder of the agreement shall remain valid.
  • Without exception, the Owners will exercise their right to require the Lead Guest and their party to leave if any of the Terms of this Contract are broken. 

Rental Agreement 

And now the legal blurb…. By booking with us you agreed to the following: 

  1. Contract: The Contract for a short-term holiday rental will be between the Owners of Burnbank Lodges (referred to as “us” or “we”) and the person making the booking and all members of the booking (referred to as “you”, “your”, “guests”, “party”) under the following booking conditions. Scottish law will govern the Contract. The Contract will be subject to these booking conditions, and must be complied with. The person whose name is on the booking form (referred to as the “Lead Guest”) agrees to take full responsibility for ensuring that all the following Terms and Conditions are adhered to by all members of the party. The Lead Guest must personally stay at the accommodation throughout the holiday and be at least 21 years of age at the time of booking. All guests within this booking must be aged 21 or over. The name and address of the Lead Guest must be shared with the Owners on booking.
  2. Purpose of Hire: The Lead Guest accepts that the letting is a holiday let to which Section 12(2) and paragraph 8 of Schedule 4 of the Housing (Scotland) Act 1988 apply, namely, “a tenancy the purpose of which is to confer on the tenant the right to occupy the house for a holiday.”
  3. Sub- letting: The Lead Guest may not sub-let the hired premises or any part thereof.
  4. Occupancy: Our Short-term Let License from Highland Council (License HI-40071-F), allows Number a maximum occupancy of 2 people per lodge. 
  5. Right of Entry: We shall be allowed reasonable right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance.
  6. Electric Heating: The heating in the lodge takes the form of controllable electric heating. The Guest must not cover these heaters in any circumstances as it is a substantial fire hazard to do so. 
  7. Owners’ Liability: The Lead Guest undertakes to relieve the Owners from any liability for damage or injury however caused by any guest within this booking. The Owners, their agents or employees accept no responsibility for loss, injury or damage to any member of the Lead Guest’s party, to their property or vehicles, however caused, arising in any manner out of the let of the Lodge.
  8. “Force Majure” (circumstances beyond the control of the owner): If for any reason we have to cancel your booking in advance due to circumstances beyond our control for example fire, flood, exceptional weather conditions, epidemics, destruction/damage to the property (“force majeure“) you will be refunded the full amount of the booking. If we have to terminate your holiday early for the above reasons you will be refunded part of the lodging costs based on the time remaining of the booking. This will be the full extent of the liability of the Owners.  No additional compensation, expenses or costs will be payable.
  9. Accuracy of Details: The brochure and website are as accurate as possible but cannot be warranted, nor do the descriptions form any contract. Whilst every effort is made to ensure accuracy of property descriptions and images, the facilities and services may alter. We reserve the right to alter or improve any of the subjects without notice. 
  10. Shortcomings: Every effort is made to ensure that you have an enjoyable stay. However, if you have any problem or cause for complaint, it is essential that you contact Us immediately to give us the chance to resolve it. We value your custom and want you to return. We are on site, and will do our best to resolve any problem. If we are not given the opportunity to resolve the issue at the time of your visit, we will not consider a request for refund / remediation following departure.
